Not Just Another Bayonne Box

For this new Two-Family House in Bayonne, New Jersey, the wide 35 foot-wide lot allowed us to design something different than the typical (and much maligned) “Bayonne Box” building type. Instead of a large exterior staircase going up to the unit entrances, each of the two units has its own separate entry at grade on either side of the garage on the ground floor. This arrangement allows the Living Room of each unit to stretch across the entire width of the house.  The interior entrance halls lead to interior staircases to each of the units, which are each 1,750 square feet with three bedrooms and two bathrooms, including a master bedroom suite.

A New House Built on an Existing Foundation

For this Single-Family House in Avenel, New Jersey, an existing small one-story house that had seen better days was gutted and stripped down to the foundation. Additions added a second floor and large finished attic and nearly doubled the house footprint from 670 to 1,250 square feet. The first- floor features and open floor plan opening out to a deck stretching across the entire width of the house.  The second floor features a master bedroom suite and three additional bedrooms, a full bath, and laundry room.

On the rear of the house, the second floor overhangs the first to create a covered porch, ideal for outdoor dining and relaxing.

To keep below the town’s maximum building footprint zoning rule, the second floor utilizes short cantilevers on both sides of the house to accommodate the second-floor program.  Three different widths of attic trusses are used to frame the roof.

Two-Family House for a Narrow Lot

We designed this new Two-Family House in Bayonne, New Jersey to fit on the standard Bayonne lot size of 25′-0″ x 100′-0″ with the three parking spaces required by the Bayonne Zoning Ordinance. We were able to achieve this by locating the main exterior staircase into the main footprint of the house.  This allowed two 10-foot wide parking spaces (required by the City) to fit in the front yard of the property, with the third space in the garage.

Each of the two units has a master bedroom suite and two additional bedrooms and a second bathroom and laundry.  The Owner’s Unit, consisting of the ground floor with garage and the first floor, is 2,260 sf and the rental unit on the second floor is 1,130 sf.

A Grand Gabled House with Porches

This Single-Family house in Woodbridge, New Jersey will reuse and expand the foundation of an existing ranch house. For inspiration we drew upon the grand Shingle Style houses of New England to create a home that has grand yet relaxing spaces on both the interior and exterior. 

Additions will increase the first floor by 500 square feet to 2,800 square feet. A double height entry hall leads to an open floor plan with large living and dining rooms and kitchen.  The first floor will also feature a separate bedroom with its own private bath.  A covered porch stretches across the front facade, creating a welcoming entry and intimate outdoor spaces for the Dining Room and the First Floor Bedroom.  On the rear, the second floor overhangs the first floor, creating a covered porch that stretches across the main width of the house and will serve as the hub of outdoor activities in the spacious rear yard.

A grand staircase leads to the new second floor, which will have a master bedroom suite and four additional bedrooms and three additional bathrooms.

Not Just Another Bayonne Box, Part 2

For this new Two-Family house located in Bayonne, New Jersey on a 25′-0″ wide x 130′-0″ deep lot, we took advantage of the longer than typical lot length to create more spacious interiors.  The exterior stair to both units is set back from the front of the house, which allows the first floor Living Room to be the full width of the house.  Each of the units has a master bedroom suite and two additional bedrooms and an additional bathroom.  

The Owner’s unit on the second floor is 1,700 sf and has two unique features.  The first feature is an elevator from the ground floor.  The second feature is a 650 square foot rooftop deck with sweeping views of Newark and New York Bays and Staten Island and New Jersey beyond.

The house will be located on a street that is vulnerable to flooding caused by heavy rains and an antiquated combined stormwater/sewer system under the street. Flood vents in the ground floor will be installed, and utilities will be located above the floodwater heights.

A New Two-Family House for a Small Lot in Jersey City

This Two-Family four-story dwelling is proposed for a small 20′-0″ wide by 76′-6″ deep lot on Dekalb Avenue in Jersey City, New Jersey.  Each of the two units is a duplex occupying two floors. The lower unit occupies the basement and first floor. The upper unit occupies the second and third floors and also has access to a rooftop deck.

The west side of the building has a 3′-0″ side yard to allow for windows from the bedrooms. 

Currently in Variance Application Review by the Jersey City Zoning Board of Adjustment seeking variance relief for lot coverage.

A Popup Gathering Space for Main Street

For an empty lot along the main street of rapidly changing Bound Brook, New Jersey, we are working with our client to develop a lively community environment where residents can gather for coffee and peruse the offerings of local merchants.  Shipping containers will form the basis of the design for the permanent businesses and for rooftop lounge areas.
